We are excited to announce that after tens of thousands of photos, we have two presets that we are completely proud of and use on EVERY single one of our real estate photos. I remember when I first got into real estate. The amount of information was overwhelming. So many opinions, dos and don’ts. But GUESS WHAT? It doesn’t have to be that hard. You don’t need all the fancy lights and umbrellas. You don’t need a high end camera. You don’t need the stress. When it comes to our high-end clients, we do bring out all the stops but then…that’s more along the lines of interior design. We’re talking basic MLS listings. Your most frequent type of client. We’re here to save you time and money.

HDR vs FLASH
This is a large controversy in the real estate world, but for our company, it was an easy choice. HDR. Even better, IN-CAMERA HDR. Outside of real estate, manual bracketing is definitely the way to go, but in a market where time is money and budgets are limited, why make it harder on yourself…and your agent? We don’t have to worry about blown out windows and over time, we’ve learned how to work around those weird, gray halos around the windows. HDR evens out the tone, contrast is not as heavy, and photos look less “dead.”

WIN-WIN for EVERYONE
It is OUR job to bring out the best in every home. To bring out the warmth and livable feeling you may only get if you visited the listing in person. We’re here to entice the viewer so the agent can do THEIR job to close the deal. Because we’ve simplified our process, we can typically provide less than a 24 hour turnaround to our clients. We are inside of the home for less than an hour and we don’t have the burden of any extra equipment. Don’t you like the sound of that? So does your client.

HOW DOES IT WORK?
All that being said, this preset will work for raw images and manually bracketed images, but is especially made for in camera HDR jpgs. We’ve used it on Canon, Nikon, and Sony. Low end AND High end models. (Nikon D5300, 3400; Canon 5D Mark IV; Sony A7Sii, A7Riii, A6000)

It works the best on empty homes, but just as well on homes filled to the brim with furniture. The latter usually just needs extra attention to orange saturation for furniture or less green/aquas from the window light. We WISH all of our clients’ homes had amazing natural lighting and only used cool blue lightbulbs, but thats a world that really just doesn’t exist. This preset helps to balance out all of the wonky warm/cool lightbulbs throughout the house.

GETTING STARTED
***Simply add it to the first interior/exterior photo.
***Tweak basic settings such as exposure and WHITE BALANCE. Learn the basics of white balance, Tint and Temperature are your FRIEND!
***Update LENS CORRECTION to fit your camera’s specs.
***Now update the preset. Apply it to all of the exterior/interior photos from that listing.
***Flip through each photo once more, tweaking anything that needed extra/less exposure, more of this or that.
